So...You have called me because you are ready to sell your home. Great! Are you sure you are ready? I went over the Comparative Market Analysis with you (word for word, number by number). I used the most recent sales in your neighborhood and it clearly recommends a suggested price of $400,000. I know this market frontwards & backwards, so when you tell me that you want to list your home for $800,000 and totally ignore the facts...I am going to gather my things, Hold my head up and just walk away.
Marketing your home is not FREE, and it certainly takes a lot of time. I will not just take photos & measurements and put a sign in the front yard and be done with it. Being a REALTOR® is a full time job, and one that I take a lot of pride in. I don't get paid unless the home sells....and it is not going to sell at $800,000. In fact, no one is probably going to even look at it, because the buyers will also have all the facts, knowing full well that the home is only worth $400,000.
